We have carried out extensive regeneration and new build works in the South East of England to properties owned by Local Authorities, HM Courts, Schools, Social Landlords and Private Landlords.

Ark Build has demonstrated the ability to deliver significant works programmes and we are pleased to provide examples below.


Southern Housing Group

The project


David Smith Court consists of 3 storey care assisted sheltered accommodation in Reading.
The works include internal repairs to improve the individual units and the upgrade of heating systems and existing cold water systems.
Work to the individual units includes;
• New kitchens
• New bathrooms
• Partial internal re-wire
• Heating works
Works to the communal areas includes;
• Communal toilets
• Wet room showers
• Assisted bathing rooms
• Catering kitchens

 

 



2 – 5 College Approach Greenwich

The project

Refurbishment, conversion and extension of 4 Grade II listed buildings consisting of Basement, Ground and 3 Upper Floors.
The works included strip out existing fixtures and fittings, new mechanical and electrical services, construction of roof dormer windows, new kitchen and wc’s and decorations.

Situated within the World Heritage Site boundary of Maritime Greenwich the site is a bustling commercial and tourist area and all works had to be programmed in a manner sympathetic to the constraints of the location.

Milton House

The project

Refurbishment to Milton House. Formerly Haywards Heath County Court it is now used as offices by HMCS.

The building remained occupied and in use during the refurbishment works. We carried out the alterations on a floor by floor basis, with staff being decanted to other floors and then re-instated.
Achieving programmed completion stages was essential to the client and liaison with the building users was paramount to achieving this.

Careful segregation was required and the works were carried out in separate phases detailed in floor by floor plans attached to the Health & Safety Plan. Exclusion zones were set up around all areas of work, which included all relevant signage, barriers, tape and operatives as required.

54 Cranley Gardens – Refurbishment works

The project

Refurbishment of a Grade II listed building, which involved the high quality conversion of the existing property into 3 bedsits, 1 flat and a maisonette.
The works included complete external refurbishment redecoration including restoring and refurbishing existing timber double hung sash windows.
The internal works included high efficiency sound insulation, tanking existing basements, structural repairs, new high quality kitchens, bathrooms, redecoration, heating, electrical installations and external landscaping.
Particular attention was paid to restoring existing period features, plaster repairs in matching materials and restoring existing staircases.

Results

A high quality conversion using both traditional and modern materials and techniques completed within budget and ahead of programme.
Ark Build scored an excellent 35 points out of 40 for the Considerate Constructors Scheme whilst carrying out this high quality refurbishment working in close proximity to existing residents.

The Royal London Pension Fund – Refurbishment Works, Eastleigh

The project

Complete refurbishment of existing retail units during a twenty six week period, commencing January 2009 and ending June 2009, to a high ecological standard.

Works included total refurbishment of existing Industrial units and offices. The works included the replacement of existing roofs with new high insulation roofing, new electrics to comply with IEE 17th Edition, complete redecoration, new high security metal palisade fencing and landscaping.

Results

The upgrading for energy efficiency, particularly to the roofs and lighting will achieve significant savings in energy costs and a reduction in the buildings carbon footprint. In addition the floor treatments (repairs and anti-slip) as well as painting and decorating, were carried out using environmentally friendly methods and materials. Careful consideration was also given to the disposal of waste and existing materials by the use of recycling skips, with a different skip for each type of material.

The quality of the works and the standard of finish resulted in the letting of the first unit before completion and the other unit being under offer at the time of completion.

 

 





Disabled Access and facilities – various Court Buildings

The project

The works involved works to improve access, disabled friendly changes to public areas and the provision of disabled toilets to Bromley, Havering, Stratford, Waltham Forest and Westminster Courts.

Ark build provided external access ramps, handrails internally and externally, changes to internal circulation areas, including doorways, access and fully disabled friendly toilet accommodation.



Results

Ark build completed these works within the environment of busy Court Buildings with the minimum disruption to the daily working of the Courts.

Health & Safety of the public was a major concern and detailed risk assessments and method statements were devised prior to commencement on site.

Communication with the Court Officers was paramount and the attention to careful planning and detailing resulted in delighted end users.

Manford Primary school – kitchen refurbishment works

The project

The works involved the complete refurbishment of the existing kitchen, preparation areas and wet areas.
Ark build provided new kitchen equipment, windows, hygienic wall cladding, washing facilities, toilets, flooring and decoration.
New servery shutters were installed and fire resistant doors fitted.
The dining hall was also refurbished and decorated

Results

A hygienic fully operational new kitchen and adjacent preparation areas.

The dining halls new colour scheme brought a coordinated appeal to the whole area.

The works were completed in 5 weeks, within budget and time restraints.

Circle Anglia Ltd – refurbishment works, Warner Estate

The project

Complete refurbishment of 29 19th Century street properties located on the Warner Estate, London E17 - including double glazing, re-wiring, re-decoration, installation of new bathrooms, build of new rooms, damp proofing, replacement of timbers and installation of new carpets and curtains.

Ark Build conducted comprehensive works in tenant in-situ, tenant temporary de-camp, and voids situations. Voids properties were subsequently leased back to London Borough for Waltham Forest under a PSL scheme.

Results

This project was delivered on time and within budget, with all works completed to a very high standard. We made a real difference to Residents by working in partnership with them and Circle Housing. Ark Build consulted and engaged with Residents at early and ongoing stages, and contributed to strong community spirit via high-quality works, undertaken with respect, courtesy and in a tidy manner and enabling 100% of housing stock to be completely modernised.

Our management team won a Silver (Highly Commended) Royal Institute of Chartered Surveyors, London Region Award for its work on this project.

Old Ford Housing Association – refurbishment of tenanted flats, Mardyke Estat

The project

Refurbishment of 22 flats to Decent Homes standard.

This consisted of replacement kitchens and bathrooms (including disabled adaptations through our own in-house team) to properties transferred from London Borough of Havering to a new Landlord.

Results

Again, works were performed to a high standard by Ark Build and within schedule. Excellent client feedback was received, with a request that future projects are handled by the same site team!

The Wellcome Trust – refurbishment works, Fulham Road

The project

Complete refurbishment of existing mixed use freehold property assets – residential and retail during an eighteen week period, commencing December 2007 and ending May 2008.
Works included initial, total refurbishment of ground floor retail properties from new plastering upwards within a tight timescale of eight weeks. This was followed by immediate refurbishment of first floor residential premises on the same basis. All works were required to be carried out to a very high standard, including installation in residential properties of top-of-the-range kitchens.

Results

Our client was delighted with these works. Our tradesmen and operatives were seen as reliable and works well-managed, causing minimal disruption to retail tenants and achieving the high standard required for the project. Attention to detail was strong and Ark Build worked well with both residents and neighbours, adopting considerate approaches whilst ensuring that all work was carried out safely.
