CONVERSION AND REFURBISHMENT

This luxury residential refurbishment project located in the Bedford Estate Conservation Area comprised significant structural intervention and alterations to provide a lateral conversion of the upper storeys of 40 and 41 Store Street and the refurbishment of 38 Store Street. All three properties sit above live retail stores which necessitated careful co-ordination with the store proprietors to ensure minimum disruption.

Internally works included the removal and replacement of the second and third floors and replacement stairs were constructed from first to third floors. New kitchens and bathrooms were fitted throughout and all mechanical, electrical and plumbing services were upgraded. High quality decoration completed the newly renovated properties. Externally, renewal of the roofs incorporated new roof lights, the rear windows were replaced and the front ones refurbished.

The main project challenge faced by our team was working within a confined physical environment with no external areas for site establishment or storage. This called for logistical excellence to minimise standing time and sterilisation of work areas. The outcome has been a great success with our client being delighted with the finished apartments which were presented to the market on programme and promptly let.

The project involves refurbishing and fitting out the first floor of an occupied building in Canary Wharf to create medical facilities, with construction developed from RIBA Stage 4 to Stage 5 and strict adherence to healthcare design standards. Key challenges include designing access for heavy MRI equipment, coordinating complex MEP services in tight spaces, managing noise and storage restrictions, and maintaining rigorous quality controls under a strict Permit to Work regime.
