NEW BUILD

This D&B scheme to provide a terrace of 6 x 3 bedroom 3 storey houses and 1 x 3 bedroom 2 storey wheelchair unit is situated within a typical inner London residential area. The scheme represents the first new council houses constructed by the LB of Newham for 30 years.

The buildings are of timber frame construction enclosed with facing brick walls and fitted with aluminium windows and doors under flat roofs. The development includes the associated infrastructure, drainage and hard and soft landscaping. Attenuation was provided to the surface water drainage system to control the outflow of water into the Victorian drainage system under the public highway. The properties benefit from exceptional levels of day lighting through fenestration and a central atrium. Amenity space is provided by private gardens to the front and rear of the properties.

The buildings were designed and built to meet the requirements of NHBC Buildmark, CFSH level 4, Lifetime Homes, Secured by Design and the Building Regulations. The scheme was a finalist at the Housing Design Awards 2016 and also at the Inside Housing Top 60 Developments Awards 2016 in the ‘Best Designed Development of the Year’ category.

The project involves refurbishing and fitting out the first floor of an occupied building in Canary Wharf to create medical facilities, with construction developed from RIBA Stage 4 to Stage 5 and strict adherence to healthcare design standards. Key challenges include designing access for heavy MRI equipment, coordinating complex MEP services in tight spaces, managing noise and storage restrictions, and maintaining rigorous quality controls under a strict Permit to Work regime.
