CONVERSION

This complex project created a new Neuromuscular Critical Care Centre (NMCCC) on the ground floor of the existing National Hospital for Neurology and Neurosurgery in the Queen Square Conservation Area. Work entailed the sub-division and refurbishment of The Basil Samuel Outpatient Department and Chandler Wing entrance corridor to create a new reception, waiting room and consultation rooms along with space for the new ward.

Our main objective was to minimise disturbance to patients and hospital staff and maintain clinical services and public facilities at all times, always mindful of security and protection of the general public. This project proved to be a prime example of Ark Build’s commitment to stakeholder engagement: Theatre 1 of the spinal department was directly above our live ground floor area of work and as our site team and sub-contractor operatives needed to use hand-held rotary and percussive tools on a daily basis, we concluded that the best procedure was communication, consideration and co-ordination with the hospital’s internal stakeholders.

To this end, the affected medical surgery teams had direct access to our Project Manager who was able to stop works immediately for a required timescale upon their instructions. Difficult but ultimately successful, this approach ensured a positive outcome for all parties. This pioneering project has been a huge success, with the NMCCC being the first dedicated facility of its kind in the country for patients suffering from Duchenne’s Muscular Dystrophy and was a finalist for ‘Building Project of the Year (up to £10m)’ in the 2014 British Construction Industry Architecture Awards.

The project involves refurbishing and fitting out the first floor of an occupied building in Canary Wharf to create medical facilities, with construction developed from RIBA Stage 4 to Stage 5 and strict adherence to healthcare design standards. Key challenges include designing access for heavy MRI equipment, coordinating complex MEP services in tight spaces, managing noise and storage restrictions, and maintaining rigorous quality controls under a strict Permit to Work regime.
