A design and build scheme to provide 8 two bedroom apartments on former derelict land, for affordable rent, with gross internal area of some 780m2

The project involved the demolition of an existing building, relocation of an electric substation and the construction of 8 two bedroom apartments for affordable rent, adjacent to the Ravensbourne River, which meant that our environmental and COSHH management needed to be closely monitored within our ISO14001 environmental management system. Our SHQE Manager, Lawrence Amoah, conducted a site based review with the Site Manager on a monthly basis to ensure strict compliance and sustainable methods had been used.

Within this scheme, there had been a substantial number of objections during the Housing Association’s planning process, which we were able to allay once we were appointed.

Early meetings were held with residents to describe our proposals for the scheme, methods for construction material deliveries and vehicle movements.

As a community led housing association, Phoenix were positive about recognising the concerns of their residents and several meeting were held with neighbours, the Residents’ Association and Housing staff by our Site Manager and Resident Liaison Officer to placate some of their initial concerns.

We were proud to undertake a complex and historically significant three-phase project for University College Hospitals Charity at the Grade II-listed Middlesex Hospital Annex, involving careful demolition, structural preservation, extensive external fabric repairs, and the final conversion of the buildings into high-quality residential apartments.

The project involves refurbishing and fitting out the first floor of an occupied building in Canary Wharf to create medical facilities, with construction developed from RIBA Stage 4 to Stage 5 and strict adherence to healthcare design standards. Key challenges include designing access for heavy MRI equipment, coordinating complex MEP services in tight spaces, managing noise and storage restrictions, and maintaining rigorous quality controls under a strict Permit to Work regime.
