RENOVATION
We have undertaken two major projects on this island site in Bow which comprises film studio accommodation within a Listed building. Its facilities include nine filming stages between 3,800 and 13,500 sq. ft. and twelve theatre spaces ranging from 280 sq. ft. to 3,945 sq. ft. Stage 5 has the same floor size as the Royal Albert Hall, making it one of the only indoor venues suitable for large scale ballet, theatre and opera rehearsals.
Phase 1 involved extensive external and internal renovation including brickwork and rendering repairs, M&E modifications together with external redecoration. The brickwork and render repairs were scrupulously monitored by the Conservation Officer and we had to produce brick and lime mortal mix samples for approval prior to any work being undertaken. We then produced sample brick replacement and re-pointing for the Conservation Officer to inspect and agree to the methodology and standard of workmanship before the main body of work could be executed.
Phase 2 comprised the segregation of the site-wide sprinkler system from the mainland together with associated building services and architectural work. This comprised forming a piled raft base for the new tank base, new pipework, modifications to existing underground and above ground steel pipes and a new control system.
Careful consideration was given to protection of listed features, which was given by temporary protection in areas where we were working and in thoroughfares used to transport materials and waste.
Strict controls were established so that materials and waste were collected outside the Studio’s working hours of 10am to 6pm, which was accomplished by having loading teams in place for each delivery, which was controlled by our Construction Transport Management Plan, which our Contracts Manager prepared and was approved by the Client in advance of the works commencing.
