This project involved significant architectural and services upgrade to the external and internal elements of two units to improve the appearance and marketability of this high-end business park in Guildford.
The exterior work to both units comprised the construction of new steel canopies and glass entrance lobbies with glazed sliding doors and lighting. External decorations to the existing cladding were colour matched to the new cladding. In addition a new roof covering was laid and a new fall restraint system installed to Unit 1A.
Internal works to Unit 1A included the installation of glazed partitions to separate first and ground floor accommodation to suit individual tenancies together with upgrade of the ground and first floor entrance lobbies and reconfiguration of the ground floor suite to accommodate the raised access floor.
Mechanical works comprised a new BMS system, the renewal of boilers, ventilation works and the installation of energy monitoring systems and an air source heat pump. Improvement to the electrical installations included in-ground uplighters, feature lighting and video entry and access control systems.
The works achieved the aim of bringing new life and marketability to the buildings.
We delivered a complex design and build residential project for Sapphire Independent Housing in West London, constructing 15 new homes across six constrained garage sites—11 to Passivhaus and 4 to Low Energy standard—using sequential phasing, prefabricated components, and Just-in-Time logistics under a JCT D&B contract with Sectional Completion.
We were proud to undertake a complex and historically significant three-phase project for University College Hospitals Charity at the Grade II-listed Middlesex Hospital Annex, involving careful demolition, structural preservation, extensive external fabric repairs, and the final conversion of the buildings into high-quality residential apartments.

Key challenges include designing access for heavy MRI equipment, coordinating complex MEP services in tight spaces, managing noise and storage restrictions, and maintaining rigorous quality controls under a strict Permit to Work regime.
