Delivery of the first NHS patient hotel in the UK

The conversion of duplex apartments in central London into the first “NHS patients’ hotel” in the UK for cancer patients to use during periods of tests and treatment. The Cotton Rooms is a stand out project.

We successfully converted the existing residential apartments on the top two floors of the 8 storey building into hotel accommodation which included 35 bedrooms, a restaurant and communal and reception areas with direct links to the adjacent UCLH Macmillan Cancer Centre. This required the removal of all the staircases to individual duplex apartments and, extending both the common staircases at each end of the building and the passenger lift at the north-end to provide vertical transfer between the ground and roof levels. Client and stakeholder engagement was key as we had to undertake heavy and noisy structural alterations with incumbent tenants on various lower floors.

Many of the features of the Cotton Rooms were developed in consultation with nursing professionals and microbiologists at UCLH to ensure that every aspect of patient care outside of a hospital environment was considered.

The scheme achieved a BREEAM Very Good rating and was a finalist in the 2013 RICS Awards for ‘Community Benefit’.
